Awendaw lies along Highway 17 north of Mount Pleasant, where suburban growth begins to give way to larger parcels, forests, marshes and protected coastal land. The town and surrounding area appeal to buyers seeking more space while remaining within reach of Mount Pleasant and Charleston.
Housing includes older homes, manufactured homes, newer subdivisions, equestrian property, acreage and custom residences near tidal creeks or the Intracoastal Waterway. Lot size and utility arrangements vary considerably, making property-specific due diligence especially important.
Awendaw is closely connected to the natural landscape. Francis Marion National Forest, the Awendaw Green music venue, Bulls Bay and access toward Cape Romain provide opportunities for hiking, paddling, boating, fishing and outdoor events. The area also retains agricultural and forestry uses alongside residential development.
Many properties use wells and septic systems. Buyers should verify water quality, septic permits and capacity, internet availability, surveys, easements and legal access. Acreage may include wetlands, flood zones, timber or limitations on future subdivision that are not obvious during a casual visit.
Waterfront and marshfront buyers should investigate tides, dock feasibility, permitting, insurance and storm exposure. A creek may look navigable at high tide and become mudflat at low tide. Flood and wind coverage should be priced early.
Highway 17 is the primary route south toward Mount Pleasant and north toward McClellanville and Georgetown. Continued development can affect traffic and travel time, while daily shopping and healthcare may require driving into Mount Pleasant.
Awendaw can provide land, privacy and access to outdoor recreation, but it involves different responsibilities than a suburban subdivision. The right purchase depends on utilities, commute, flood exposure and how the surrounding land may change.
