Myrtle Beach is one of the Southeast’s best-known coastal destinations, but it is also a year-round city with established neighborhoods, employment centers, healthcare, schools and an expanding permanent population. The greater Myrtle Beach name is often applied to a much larger section of Horry County, so buyers should distinguish between property inside city limits and homes elsewhere along the Grand Strand.

Market Common blends residences with shops, restaurants, parks and trails, while communities farther inland may offer more space and easier access to Highway 31 or Highway 501.

HOA financials, master insurance, reserve funding, special assessments, building maintenance, litigation, rental rules and financing eligibility can all affect a purchase. Oceanfront buildings face additional exposure to salt, wind and water, making insurance and long-term maintenance especially important.
Short-term-rental rules vary by zoning, building and homeowners association. Buyers should verify that the intended use is permitted and analyze realistic expenses rather than relying only on projected gross revenue. Property management, cleaning, utilities, insurance, taxes, repairs and seasonal occupancy all affect performance.
Traffic and travel patterns change with tourism seasons, festivals and construction. Highway 17, Highway 501 and the major east-west routes can become congested, while Highway 31 may provide a useful alternative for some locations.
Myrtle Beach offers an unusually broad real estate market, but the best fit depends on whether the property is intended as a primary residence, second home or investment. Careful attention to location, building condition and ownership costs is essential.
