Hollywood is a small Lowcountry town in western Charleston County, surrounded by rural land, tidal waterways and communities along Highway 162. It offers a quieter setting than the region’s urban centers while remaining within driving distance of West Ashley, Johns Island and downtown Charleston.
The broader Hollywood area includes established neighborhoods, brick ranch homes, manufactured homes, newer construction, waterfront properties and larger rural parcels. Nearby communities such as Meggett, Ravenel and Adams Run share parts of the same road network and rural character.
Outdoor life is shaped by the Stono River, tidal creeks, marshes and nearby public lands. Waterfront and creekfront properties may offer boating or fishing access, but buyers should verify water depth, tides, dock permits, flood zones and insurance. A property advertised as having water access may not provide year-round navigability.
Many homes outside newer subdivisions rely on wells and septic systems. Buyers should confirm water quality, septic condition and capacity, utility availability and internet service. Larger parcels may involve surveys, easements, wetlands, timber, agricultural use or restrictions on future subdivision.
Highway 162 is the primary route through the area, and commute times can vary with traffic and road work. Shopping, healthcare and employment may require regular travel to West Ashley, Johns Island, Ravenel or North Charleston.
New construction is expanding in portions of western Charleston County. Buyers should consider future phases, road capacity, drainage, HOA requirements and what surrounding land is entitled to become. Older properties should be evaluated for renovations, foundations, roofs and mechanical systems.
Hollywood can appeal to buyers seeking more space, water access or a less densely developed environment. The tradeoff is greater responsibility for utilities, transportation and rural-property due diligence.
